5 Signs Your Aurora Home Needs New Windows Before Winter

Window replacement is rarely top of mind until something goes obviously wrong, a crack in the glass, a window that won't close properly, or a heating bill that makes you wince. But the signs your Aurora home needs new windows often appear long before it reaches that point and catching them before winter arrives gives you the best timing for installation and the biggest energy savings going into the cold months.

Aurora's climate is harder on windows than most homeowners realize. The city sits at the edge of Hail Alley, receives roughly 25% more UV radiation than sea-level cities, and experiences temperature swings of 40 to 50 degrees in a single day during spring and fall. These conditions accelerate the degradation of seals, frames, and glass coatings in ways that aren't always visible from the inside. Here are the five signs that mean it's time to look into window replacement services in Aurora before the heating season starts.

Sign 1: You Can Feel a Draft Near Closed Windows

Run your hand around the edge of your windows on a cold or windy day. If you can feel air movement, the seal between the window frame and the rough opening has failed or the weatherstripping has compressed and stopped doing its job. In Aurora, where winter temperatures regularly drop below 10°F overnight, even a small air leak around a window creates a persistent cold spot that forces your heating system to work harder.

This is one of the most common signs Aurora homeowners notice first. It's also one of the most actionable, a clear signal that the window is no longer performing as an insulating barrier and is costing you money every month of the heating season.

Sign 2: Condensation or Fogging Between the Panes

Condensation on the interior surface of a window, the glass face inside your home, is usually a sign that the window is working. It means the glass is cooler than the indoor air, which happens when the window's insulating performance has degraded. But fogging or clouding between the panes of a double-pane window is a different problem entirely.

When you see moisture, streaking or cloudiness between the two layers of glass, the insulating seal has failed. The argon or krypton gas that provided thermal resistance has leaked out and been replaced by humid outside air. This cannot be repaired; the unit needs to be replaced. Window replacement services in Aurora frequently identify failed seals as the primary issue, particularly on homes built in the 1990s and early 2000s where original windows are now 25 to 30 years old.

Sign 3: Your Energy Bills Have Increased Without an Obvious Cause

If your heating and cooling bills have been creeping up and your usage habits haven't changed, your windows may be responsible. Windows account for 25 to 30 percent of residential heating and cooling loss, according to the US Department of Energy. In Aurora, where summer cooling and winter heating demands are both significant, inefficient windows have a measurable impact on utility bills.

Energy efficient window replacement in Aurora is one of the highest-return home improvements for this reason. Modern double or triple-pane windows with Low-E coatings and argon fills dramatically reduce heat transfer in both directions. If your windows are original to a home built before 2000, the payback period on energy efficient window replacement in Aurora is typically 7 to 12 years.

Sign 4: Difficulty Opening, Closing, or Locking Windows

A window that doesn't close fully or latch securely creates a gap that allows air infiltration, moisture entry, and in some cases a security vulnerability. If you have multiple windows in this condition, residential window installation in Aurora to replace the affected units is almost always more cost-effective than repeated repair attempts on frames that have degraded structurally.

Sign 5: Visible Damage to Frames, Glass, or Seals After a Hail Event

Aurora's location in Hail Alley means windows are regularly subjected to hail impact. After a significant hail event, inspect your windows closely, not just for obvious cracked glass, but for pitting on the glass surface, denting or cracking in the frame, damage to the glazing compound around the edge of the glass, and any deformation in the frame corners that could allow water infiltration.

Hail damage to windows is often covered under homeowners’ insurance, and many Aurora homeowners file separate or combined claims for roofing and window damage from the same storm. Window installation services in Aurora that include hail damage assessment can help you document the full scope of impact before you file a claim, ensuring the replacement cost is properly covered. If your home was in the path of a recent hailstorm and you haven't had your windows inspected, that inspection should happen before winter, small damage gets significantly worse once freeze-thaw cycles begin.

Colorado homeowners and contractors are increasingly looking for responsible ways to handle roofing materials at the end of their service life. Denver is now introducing new requirements that will make recycling and reuse part of the permitting process for many construction and demolition projects. Beginning September 1, 2026, the City and County of Denver will require many qualifying projects to divert at least 50% of construction and demolition debris by weight and recycle or reuse at least three covered material categories. These rules apply only within the City and County of Denver. What the New Denver Rules Mean for Roofing Projects For qualifying roofing projects, contractors may need to submit a waste-diversion plan before the permit is issued. The plan must estimate the total debris weight, identify materials intended for recycling or reuse, list the destination and transportation method, and estimate the project’s diversion rate. After final inspection, the contractor generally has 60 days to provide supporting documentation such as weight tickets, donation receipts, photographs, or written records showing where reusable materials were taken. The rules do not require every roofing material to be recycled, and they do not prohibit landfill disposal. However, material sent to a landfill counts against the required diversion percentage. Contractors may apply for modified requirements when full compliance is impractical. What About Asphalt Shingles? Asphalt shingles remain one of the most difficult roofing products to recycle in Colorado because the state lacks a convenient, widespread processing network. The Denver rules also do not specifically identify asphalt roofing shingles as a covered material. In most cases, removed asphalt shingles will continue to be disposed of unless a recycler specifically agrees to accept them. Clay and Concrete Roofing Tile Can Often Be Reused Clay and concrete roofing tiles are different from many other roofing products because intact tiles can retain value after removal. Usable tiles may be sorted, stored, and reused for repairs, restoration work, additions, or matching discontinued profiles and colors. Formula Roofing & Remodeling, doing business as Custom Tile Roofing, accepts used clay and concrete roofing tiles in many circumstances. Homeowners and contractors who need a facility for surplus or removed tile should contact us before disposal so we can review the tile type, profile, quantity, condition, and project location. Assistance for Contractors For contractors with larger quantities of salvageable clay or concrete tile, we can often provide large metal collection crates, coordinate placement at the project, and arrange transportation off-site at no charge. Availability depends on the material, quantity, condition, project location, site access, timing, and desirability. Contractors should provide photographs, the project address, estimated quantity, manufacturer or profile if known, and the anticipated tear-off date. A Better Option for Homeowners Replacing a Tile Roof If you are a homeowner considering replacement of a clay or concrete tile roof, Formula Roofing can manage the complete project, including removal of the existing roof and installation of the new roofing product you select. When the existing tile has salvage value, Formula may offer project-specific credits or discounts based on the type, condition, quantity, rarity, and demand for the material. Hiring Formula allows the removal, salvage evaluation, transportation, and new roof installation to be coordinated as one project. This can reduce unnecessary disposal while giving the homeowner access to experienced clay and concrete tile roofing specialists and a wide range of replacement options. Being Green Has Always Been Part of Our Business Philosophy Long before Denver adopted formal construction-waste diversion rules, salvaging and reusing tile was part of the way Formula Roofing and Custom Tile Roofing operated. Preserving discontinued and hard-to-find roofing tile keeps usable material out of landfills and helps property owners complete accurate repairs and restorations. The new Denver requirements reinforce a practice we have supported for years: roofing materials should not automatically be treated as waste when they still have practical value. Contact Formula Roofing / Custom Tile Roofing Homeowners and contractors with used clay or concrete roofing tile should contact us before removing or disposing of the material. We can help determine whether the tile may be accepted, whether collection crates and transportation are available, and whether salvage credits or project discounts may apply. Call 303-600-8696 or email info@formularoofing.com / customtileroofing@gmail.com for details. Acceptance is not guaranteed and is subject to advance review of the tile, quantity, condition, project location, access, timing, and current storage needs. Denver permitting and waste-diversion requirements may vary by project.

At Formula Roofing & Remodeling, we are proud to announce that we have earned GAF’s 3-Star President’s Club recognition . Even more exciting, we are one of only three contractors in Colorado to hold this distinction. This is a meaningful achievement for our team because GAF is North America’s largest roofing manufacturer , and its President’s Club program is designed to recognize top-performing contractors who consistently demonstrate excellence in performance, reliability, and service. GAF describes its 3-Star President’s Club winners as the “best of the best” among Master Elite® contractors , with the longest and most consistent track record of offering GAF products and some of GAF’s strongest warranties. For homeowners, this recognition is about more than an award badge. It reflects a contractor’s ability to install complete roofing systems backed by enhanced warranty protection. GAF states that 3-Star President’s Club contractors can offer the GAF President’s Club Limited Warranty , which on qualifying single-family detached residences includes a 50-year non-prorated coverage period for replacement materials and 40 years of workmanship coverage . That level of coverage matters because a roof is one of the most important investments a homeowner will make. Strong manufacturer support, high installation standards, and long-term workmanship backing can provide peace of mind that goes far beyond the day the roof is installed. Earning this distinction reinforces our commitment to doing things the right way: using quality materials, following proven installation practices, and standing behind our work for the long haul. In a state with thousands of roofing contractors, being recognized as one of only three GAF 3-Star President’s Club contractors in Colorado places Formula Roofing & Remodeling in rare company. For our customers, it is another sign that when you choose Formula, you are choosing a contractor committed to craftsmanship, accountability, and industry-leading protection for your home. We are grateful to our customers, team members, and partners who helped make this possible. Recognition like this is earned over time, and we are honored to continue serving homeowners across Colorado with the same focus on quality and service that helped us achieve it.
